Door Code & Alarm

  • Your door code will be activated at 4pm on the day of your arrival unless you have made other arrangements and paid for an early check in.

  • Door Code is: The Last 4 Numbers of the phone number you used when booking -then press the check mark.

  • To open the door be sure to press the last 4 numbers of your phone number followed by the checkmark

TO LOCK THE DOOR:

  • Press ANY ONE key to lock from the outside when you leave. Wait to hear the locking sound and then double check to make sure it’s locked.

  • If you press one number and then wait to press the rest of the code, the door will think it’s locking, so it’s best to try the door first, if it’s locked, enter the entire code followed by the checkmark to unlock.

  • You can practice locking and unlocking with the door open if you need to show others how it works

How Do I Turn Off or Set the Alarm?

  • Use your door code (without the checkmark) to disable the alarm

  • To arm the system, you will need to close all the doors and windows.

  • If you arm to STAY (if you’re going to sleep) remember that if anyone opens a door or window the alarm will sound.

Blinds on Patio Doors

BLINDS ON PATIO DOORS

Close: grasp wand, gently pull toward center of pane, gently let it go and let go of the wand.

Open: grasp wand, gently pull toward wall, use multiple short strokes so top of wand reaches top rail with each stroke, repeat until fully open.(See video)

Please do not let children play with the wand or the blinds.

Please watch this video so you'll know how to open & close the blinds on the sliding doors without breaking them.

Air Conditioner & Heat

You can do this yourself – or call 407-792-4631 between 9am & 9pm to set the thermostat to your preferred temperature

  • 2 Thermostat locations: downstairs near gameroom & upstairs hallway.

  • If the screen is blank, touch it to "wake up"

  • Press the 3 dots - the current temperature and icon setting will show.

  • Press again to change the setting from AC (snowflake icon)

  • to Heat (wavy lines icon)​

  • Don't Use EM Heat or Auto.

  • While it's Blinking, select either Air Conditioning (snowflake icon) or Heat (wavy lines icon).

  • The icon you selected will blink while you use the up and down arrows to adjust the temperature

  • When it stops blinking it will show the mode you selected (solid wavy lines or solid snowflake) and the CURRENT temperature (it will eventually get to the temperature you set)

  • If you want to re-adjust, repeat steps above

  • Wait patiently while the temperature in the house changes - usually about 1 hour per degree change.

Example: If the current temperature is 77 degrees in the house and you set it for AC and 75 degrees it could take up to 2 hours for the temperature to reach 75 degrees.

  • There are some limitations, and we request you only adjust between the range of 70 degrees - 78 degrees for AC, and 68 degrees to 76 degrees for heat.

  • It's best NOT to use EM HEAT (emergency heat- triggers an alert) or the AUTO setting (that is when you see both the heat and snowflake icons at the same time).

Common mistake: the snowflake icon is showing, and the house temperature is 68 degrees - You must change to the wavy lines icon to get heat. Change to Heat and then adjust the temperature using the up/down arrows.

If you are having trouble, please call me between 9AM-9PM and I can set it remotely to the temperature you would like.

The unit will turn off when the outside doors and some windows are left open for more than 10 minutes. When they are all closed, the system will resume. If your screen is blank even when you touch it to activate, check your doors and windows to make sure they are closed.

What We Provide

An Airbnb or VRBO Rental Home is your home away from home AND it’s different from a hotel. 

We provide a beautiful house for you to enjoy, but everyone likes their own specific brands of toiletries.  You should plan to purchase some items as you would if you were in your own home. 

WE PROVIDE convenience items to help you settle in upon arrivalbefore you go shopping for your own brands:

  • Toilet paper in all bathrooms (8 rolls total)

  • 2 personal soaps or 1 personal soap and liquid soap in each bathroom

  • 1 personal shampoo per bathroom

  • 1 paper towel roll in the kitchen

  • 2 dishwasher tabs

  • 1 small dishwashing liquid

  • 7 kitchen trash bags

  • 2 single load laundry packets in the laundry room

  • 2 dryer sheets

HOUSE INCLUDES

  • Iron and Ironing Board

  • blow dryers 

  • Linens, bath towel sets and bathmats 

  • Colored Pool towels are in the laundry room. Please keep these at the house.

  • 8 dark colored face cloths for makeup removal –launder as needed.

  • Extra Blankets -  usually found in the closets – please do not remove from house.

  • Dishes, silverware, cups and glassware 

  • Cooking utensils, pots and pans

  • Coffee pot and other kitchen appliances 

  • Quantities are approximate and there may be more than listed of each item.

 

SAMPLE SHOPPING LIST FOR YOU:

  • salt, pepper, sugar, foil, paper towels, toilet paper, trash bags, dishwasher powder or tabs, dish liquid, laundry detergent, shampoo, conditioner, suntan lotion, soap, etc... and of course, food.

Parking & Garage

Cars need to be parked off the street.

  • There is limited open parking at the clubhouse across the street,  Overflow parking is not guaranteed.

  • 2 cars will fit in the driveway. 2 small cars OR 1 standard SUV will fit in the garage. 

  • Important: Do Not Block the sidewalk or you may be ticketed. 

  • Street parking rules should be confirmed with guard at gate to avoid towing (rules change seasonally)

The garage door is electric.

There is not a remote control.

Enter the garage from indoors

Use the button on the wall inside the garage to open the door. 

Pull your car in or back it out, enter through the house, press the button on the wall near the door. 

You must exit through the house when using the garage. 

Keep children away from the garage door.

In the event of a power outage, gently pull the cord to disengage the opener, and the door will open manually.

Troubleshoot:  If the garage door is not opening when you press the button but you hear a click sound, it is probably locked.  To fix, 1. press the UNLOCK button on the same switch (below the open button and next to the light button)   2.If that doesn't work, check to make sure the metal locking "pins" on either side of the garage door are disengaged. They are approx. 2 ft from the ground and slide into a hole in the garage door frame.

No Pets

    SORRY, PETS ARE NOT ALLOWED

  • Pets are not allowed in the home, even as “visitors”.

  • Please be mindful of this rule to avoid a charge for damage and additional deep clean of the house.

  • If it is noticed that a pet is at the house, you will be instructed to board your pet elsewhere immediately.

  • Many guests have allergies, and even though FIDO may be family to you, he could be fatal to someone else!

Garbage Bag

TRASH PICK UP

All Trash must be Bagged and Tied

THIS IS A COMMUNITY RULE

  1. Place bagged, tied trash in outside brown bin daily (dark brown bin on front porch)

  2. They require kitchen size bags- we supply the first 7, but you may need to purchase more.

  3. Valet Trash pick up - they will walk up to the bin every morning to pick up trash. You don't need to bring to curb.

  4. There is no recycling - even bottles and cans need to be bagged and tied.  No liquids please.

  5. Loose trash will not be picked up and there is a $50 removal fee if you leave loose trash in the bin

  6. Large items can be taken across the street to the dumpster by the clubhouse.

  7. Boxes must be broken down and placed next to the bin or brought to the dumpster. Please do not fill boxes with trash or it will not be picked up.

  8. Place trash in bin every night. 

  9. Pick up is usually around 7 AM daily 

  10. Gather, bag and tie your trash daily from bedrooms, bathrooms, living areas, the back yard, pool area, garage and the front patio prior to checking out.

  11. On check out day, place trash in bin as early as possible.

When You Check Out

1. Check out time is 10:00am. If you are leaving earlier, please let us know. If  you want a later check out, please call and we'll let you know the cost and if it is possible.
2. Leave all dirty bed linens on the bed & do not make the bed. This will help housekeeping know the bed has been used and helps to keep the different size sheets organized
3. Leave all dirty towels in the laundry room or bathroom. If you have freshly laundered linens and towels, please keep them separate from the dirty laundry and housekeeping will make the beds and put towels away.
4. Load the dishwasher with any used cutlery, dishes, pans, and glassware and start the wash cycle.
5. Remove all food from the pantry and refrigerator.
6. Trash must be bagged securely and placed in the outdoor trash bin. Please Do Not place loose trash in the outdoor bin. Pick up any bottles from the yard, bag & tie, and place in trash bin.
7. Turn off all lights and fans including pool and patio lights.
8. Dispose of leftover food and crumbs on kitchen surfaces and stove, as well as outdoor patio table.
9. Be sure there are no candles burning, the stove is off, iron is unplugged, and appliances are off.
10. Return all games & game pieces.
11. Make sure that all exterior doors and windows are locked. Especially the front door, garage door and sliding patio doors.

12. Have a last-minute check for all your belongings.
13. .Press any key on the front door and wait until you hear the locking mechanism, then check to be sure it’s locked.

14. Please text when you leave.

RENTALS: Gas Grill, Crib, High Chair or Cot

  • A local company many of our guests use is Honest Sherpa: https://honestsherpa.com/RentProducts/ 

  • You can call them directly for a grill and your other rental needs. They will deliver the grill with a full tank of propane, and pick it up when you’re done.  A complete list of their rental items are on their website.

You can also use any other company of your choice.  We are not affiliated with any rental companies.

Note: There is a small charcoal grill at the house.  It is "self-serve" meaning we do not provide charcoal or lighter fluid. Please clean it after each use, and prior to check out.

Party Rules

 

  • Furniture cannot be moved.

  • Large tents and dance floors are not allowed.

  • Decorations, signs or other items cannot be taped, nailed, pasted or attached to walls or any part of the house or furnishings.

  • Dyes, bubbles or additives can not be added to the pool or hot tub.

  • Small articles and balloons should not be in the pool ( they can clog the filter & skimmer.

  • Confetti & balloons must be cleaned up if used  in the house and in the yard (not allowed in pool)

  • Do not throw pennies or coins in the pool (they leave stains)

  • Keep glass away from the pool area.

  • Noise needs to be controlled after 10:00pm, quiet by 11pm.

  • Children must always be watched when near or in the pool

  • All invited guests must be  approved prior to booking.

  • Additional Party Deposit for parties with unregistered invited guests will be charged

  • Allowed Daytime Guests may visit must leave by 11pm.

  • Any damage caused by you or your guests will be charged to the responsible party and/or credit card on file.

Child Safety Gate

  • A child safety gate is available at the house to help keep small children from wandering into the pool area.  Each of the posts has a corresponding hole in the patio.  Be sure to keep it latched when there are children staying at the house. 

  • The gate does not take the place of adult supervision, which is required at all times when there are children near the pool or in the house.

Gym & Community Pool

  • The community pool is generally unlocked in the early morning (around 8 am but it can vary) and is locked at sunset.

  • The  NEW door code for the gym is 1762*.
    Please note that the hours of operation remain the same: 6:00 AM to 11:00 PM daily. Same code for the side door for access to the restrooms. Gym hours are 6AM-11pm

  • The Community Pool gate is generally unlocked between about 8am and sunset.  Just lift the latch and open.

  • The door code for the gym and restrooms above is effective March 2025

Sheets & Towels

  • Sheets and Bedding are provided.  There are 7 beds: 2 king and 5 queen. If you have more than 14 people staying overnight, please advise and we’ll be sure to leave 2 extra sets of bedding out for you to use the sofas.  One sofa is in the Living Room and the other is in the game room. 

  • We provide extra blankets, however, you may want to bring another blanket or pillow for the extra guests. 

  • If our bed configuration does not work for your guests you can rent up to 2 cots, or many guests prefer to purchase an airbed. 

  • This is a local rental company many of our guests have used.  https://www.reunionhomeservices.com/guest-rentals.html#/     We are not affiliated with them and you can choose any company you'd like

  • Every ensuite bathroom has 2 complete sets of towels.  We also provide some additional towels.

  • Black or Navy Make Up Face Cloths in Bathrooms

  • We provide black, navy or grey face cloths in house bathrooms for ladies to use when removing makeup, or for kids after a day of playing, so as not to stain the white face cloths.  Please launder as needed and leave in the laundry room or bathroom when checking out.  Kindly launder dark towels separately from the white towels.

Light Switches and Fans

  •  On=up and Off=down. 

  • Designated light switches in some rooms are directly wired to an electrical socket - for example, if the table lamp is plugged into the socket, then the wall light switch may operate the lamp.

  • Every room has either a working ceiling fan or a portable box fan. 
    The house is air conditioned and a fan is not required, but we provide them for additional comfort.  Please use the box fans in those rooms without ceiling fans.

  • Patio Fans- on/off switch is inside, to the right of the main patio doors. There is also a pull cord to  turn on or off once the switch is turned on. 

TVs

  • TVs are in the common areas of the house  One is in the main family room with Cable and Smart TV, and the other is a Smart TV in the Air Hockey Game room - 

  • You can watch YouTube or other free channels or log in with your own password to other paid subscriptions.  Log out when you leave.

  •  If you plan to bring your own game system, please let us know.  There is an HDMI cable on the game room tv.  

  • The remotes: one will handle the channels and the other will switch from HDMI 1 to TV as needed. Please keep the remote with the TV it is labeled for.

  • If you have moved or disconnected any cords, please reconnect for the next guest before you leave.

Furniture

  • Do not move beds and or furniture around the home as this could result in damage. Our housekeepers are generally ladies working on their own who will be unable to reposition beds and furniture to its original position which could result in a charge against your security deposit.

  • We do not allow “clearing a room” for events.  There should be no event in the house that would require the furniture to be removed or repositioned. 

  • We provide lounging chairs and a table with seating in the pool area. Please do not bring patio furniture in the house or house furniture onto the patio. 

Appliances

  •  Dishwasher: please use only dishwasher powder or tablets – NOT liquid meant for hand washing dishes.  If you are unsure as to which detergent to use, please ask!  

  • Garbage / Waste Disposal: this is built into the sink  and operated by a  nearby switch. The switch is on the counter on the left side of the sink. Keep Children away from this area.  Never use without a steady flow of water. The unit should be used to dispose of organic material only, i.e. food, meal leftovers etc. No large bones, corncobs or metal, etc.  Also note that you should switch the unit off prior to stopping the flow of water.  Please be careful and adhere to these instructions, as the cost of any repairs due to misuse will be deducted from your security deposit.

  • 2 Coffee Pots:  Keurig (takes standard Keurig pods) and a standard electric drip coffee pot – uses paper filter and ground coffee

  • Oven/ Stove:  electric When using 'broil' as an oven setting remember to leave the oven door open .

  • Refrigerator/Freezer:  side by side full size

  • Dryer:  remove lint from lint trap after each use

  • Washer: Do not overfill. Add liquid detergent or pods to the main drum with the clothes.  Do not pour in spouts.

Front Gate Security

  • If you have a question regarding the community, patrolling, neighbors or amenity hours, you may ask at the front gate.

  • Only registered guests may enter the community after 11pm - check with the gate guard if you have questions. 407-506-8584

Weather

  • As Florida has a Tropical climate, we sometimes experience extreme conditions.  Please pay attention to the local TV and radio stations warning programming. 

  • In rare extreme cases of hurricanes etc.…  please bring all outdoor furniture in to the garage, or you can put all outdoor lounge chairs in the pool to help keep it from becoming a projectile.

No Keys for Bedrooms & Bathrooms

  • Do not lock the door if you are NOT in the room.  There is no key to unlock these doors, and will require you to call for help.   

  • Advise guests and children not to lock the door when they leave the bedroom or bathroom, or if they are unable to unlock from the inside. 

  • Interior doors should only be locked for privacy when you are IN the room.

Electricity

  • Voltage in the United States is 110 volts.  Be sure to use the correct setting on your travel appliances, which must be dual voltage (e.g. hairdryers etc).  The hairdryers and appliances provided within the homes are US voltage. If you need a plug adaptor, these can be purchased in stores such as Walmart.  

Water

  • The water in Florida is safe to drink but can taste slightly chlorinated. 

  • Please do not leave taps running unnecessarily as water supply is metered and expensive. 

Fire Safety

  • FIRE EXTINGUISHERS are in the kitchen under the sink, and upstairs in the hallway utility or service closet.  Please locate the Fire Extinguishers when you arrive to be sure you are prepared if needed.

  • In the event of a fire, call 911

SMOKE DETECTORS

  • The smoke detectors in your vacation home are designed to give early warning of developing fire. The detectors monitor the air – when they sense smoke, they sound a built-in alarm which can provide precious time for you and your family to escape before a fire spreads.

  • PLEASE NOTE: these detectors will NOT alert people who are hard of hearing. 

  • The detectors are all linked together so that a problem in one area will activate all of the detectors.

  • If your smoke detector is constantly beeping, it means the battery is low.  Please call us so we can replace it.

  • FOLLOW FIRE SAFETY RULES & PREVENT HAZARDOUS SITUATIONS:

  •  • Check that matches are completely extinguished before throwing in trash bin, leaving the house or retiring for the night. 

  • Keep matches and lighters away from children. Keep stoves and barbeques grease-free.

  • • Do not allow trash to accumulate.

  • Do not smoke in the house

  • *DIAL 911 FOR EMERGENCY FIRE SERVICE*

Toilets

  • To avoid blockages and possible overflow, please do not flush any of the following down the toilet: baby wipes, cotton balls, diapers, personal hygiene products, plastic wrappers, excessive toilet tissue or kitchen paper towels.  

  • If the system appears to be clogged, please try to clear the blockage with the plunger provided, prior to calling for service. Please note that the cost of a maintenance visit due to misuse will be charged to the guest.

Maintenance

  • Please report general maintenance issues during business hours and emergency maintenance problems  immediately. 

  • General inquiries will be responded to during normal office hours (9AM-9PM).

  • In the case of an emergency, we will take care of the problem as promptly as possible. 

  • Do NOT attempt to solve maintenance problems on your own, as it may result in a damage charge to you.

Notice

  • Your vacation home is privately owned, and management reserves the right to refuse service to anyone and to dismiss any persons from this property through causes of property damage or breach of terms and conditions of rental.

  • Management and Homeowner will not be responsible for accidents or injury to guests or for the loss of money, jewelry or valuables of any kind.

Security Deposit

  • Airbnb or VRBO handle Security Deposits according to their current policies.

  • Security Deposit questions should be directed to Airbnb or VRBO, as they handle all payment transactions. 

  • If necessary, the repair or replacement cost of any negligent damage, excess housekeeping or inventory discrepancies will be charged to you.
