Pool & Hot Tub 

You can request Pool and Hot Tub heat - $40 per day- send a message and we will send payment request through the Airbnb resolution center or VRBO reservation adjustment, depending on the app you used to book the house.

How does the hot tub heat up?

  • There is a dial with a red label on the outside wall. Turn it past 10 and wait about 60 seconds. You’ll see the jets start to bubble. After a few minutes, you’ll be able to feel the heat coming out of the jets. It will get warmer as you use it. The hot tub will only heat up if you have ordered hot tub heat.  When the hot tub jets are ON - all the heat goes to the Hot Tub (none goes to the pool until you turn off the jets)  When using the hot tub, the pool water will not be heating at all until the hot tub stops heating (when the jets are off)

Where is the pool light?

  • There is a dial on the INSIDE wall by the sliding door in the main room- to the left, behind the curtain. Turn it on at night when you are using the pool.

Can the guests adjust the pool settings?

  • No. Please call 407-792-4631 if you have any questions on the pool equipment or need adjustments. The pool will only heat if you have ordered pool heat.

Where are the pool towels?

  • There are pool towels the laundry room. They are colorful  towels. Please do not take these towels off the property.

POOL CLEANING:

  • You will see someone cleaning the pool one day each week. They may ask you to briefly exit the pool while they clean. This is to keep the pool sanitary, and we ask that you allow them to clean when they arrive. If you refuse cleaning when the service arrives, it may result in a $40 rescheduling charge to you.

  • If you know of a day you do not want to be disturbed while at the pool, please notify your host at the time of booking so we can make other arrangements.

  • If you notice the water level of the pool is getting low (below the 3 ft marking) please call 407-792-4631 or you may fill with the hose for about 1 hour. Be sure to turn the hose completely off when it gets to the middle of the 3 ft mark,  even if the time is on.

 

Pool and Hot Tub Heat: Answers to common questions...

  • The heater goes on at 8am in the morning and the pool water will start close to whatever the outdoor temperature is .... so it will take a couple hours to heat up each day.

  • Generally, it takes an hour to heat the entire pool by 1 degree, but the sunshine and warmer daytime air will speed up the heating process each day.

  • Likewise, if it's a cool day, it could take longer for the pool to heat up.

  • If it's below 60 degrees outside, the pool heater (heat pump) may not heat the pool.

  • The hot tub heats much quicker than the pool.

  • It also takes some time for the pool to cool down at night, so you can continue to enjoy your heated pool for a while after the 12-hour period.

  • Additionally, the hot tub heated water spills over into the pool water so it tends to be warmer close to the hot tub.

  • You can adjust the 12 hours for POOL heat - it's usually 8am - 8pm but you can change it to the 12-hour period you want by letting me know in advance.

  • The hot tub will stay hot only on the days the pool is heated. If your pool heat is set for 8am - 8pm, and you want to use the hot tub at 11pm it will still heat up - just give it about 20 minutes to reach the full temperature.

  • The pool is usually set for 82 degrees and the hot tub is set for 102 degrees. This 20-degree difference will make the pool water feel cooler in comparison to the hot tub. I can monitor the pool temperature remotely and can adjust if needed.

  • If you have pool heat questions, or if you want a temperature adjustment, please call me when you are at the house. Do not try to adjust the pool equipment.

Child Safety Gate

  • A child safety gate is available at the house to help keep small children from wandering into the pool area.  Each of the posts has a corresponding hole in the patio.  Be sure to keep it latched when there are children staying at the house. 

  • The gate does not take the place of adult supervision, which is required at all times when there are children near the pool or in the house.

Gym & Community Pool

  • The community pool is generally unlocked in the early morning (around 8 am but it can vary) and is locked at sunset.

  • The  NEW door code for the gym is 1762*.
    Please note that the hours of operation remain the same: 6:00 AM to 11:00 PM daily. Same code for the side door for access to the restrooms. Gym hours are 6AM-11pm

  • The Community Pool gate is generally unlocked between about 8am and sunset.  Just lift the latch and open.

  • The door code for the gym and restrooms above is effective March 2025

Sheets & Towels

  • Sheets and Bedding are provided.  There are 7 beds: 2 king and 5 queen. If you have more than 14 people staying overnight, please advise and we’ll be sure to leave 2 extra sets of bedding out for you to use the sofas.  One sofa is in the Living Room and the other is in the game room. 

  • We provide extra blankets, however, you may want to bring another blanket or pillow for the extra guests. 

  • If our bed configuration does not work for your guests you can rent up to 2 cots, or many guests prefer to purchase an airbed. 

  • This is a local rental company many of our guests have used.  https://www.reunionhomeservices.com/guest-rentals.html#/     We are not affiliated with them and you can choose any company you'd like

  • Every ensuite bathroom has 2 complete sets of towels.  We also provide some additional towels.

  • Black or Navy Make Up Face Cloths in Bathrooms

  • We provide black, navy or grey face cloths in house bathrooms for ladies to use when removing makeup, or for kids after a day of playing, so as not to stain the white face cloths.  Please launder as needed and leave in the laundry room or bathroom when checking out.  Kindly launder dark towels separately from the white towels.

Light Switches and Fans

  •  On=up and Off=down. 

  • Designated light switches in some rooms are directly wired to an electrical socket - for example, if the table lamp is plugged into the socket, then the wall light switch may operate the lamp.

  • Every room has either a working ceiling fan or a portable box fan. 
    The house is air conditioned and a fan is not required, but we provide them for additional comfort.  Please use the box fans in those rooms without ceiling fans.

  • Patio Fans- on/off switch is inside, to the right of the main patio doors. There is also a pull cord to  turn on or off once the switch is turned on. 

TVs

  • TVs are in the common areas of the house  One is in the main family room with Cable and Smart TV, and the other is a Smart TV in the Air Hockey Game room - 

  • You can watch YouTube or other free channels or log in with your own password to other paid subscriptions.  Log out when you leave.

  •  If you plan to bring your own game system, please let us know.  There is an HDMI cable on the game room tv.  

  • The remotes: one will handle the channels and the other will switch from HDMI 1 to TV as needed. Please keep the remote with the TV it is labeled for.

  • If you have moved or disconnected any cords, please reconnect for the next guest before you leave.

Furniture

  • Do not move beds and or furniture around the home as this could result in damage. Our housekeepers are generally ladies working on their own who will be unable to reposition beds and furniture to its original position which could result in a charge against your security deposit.

  • We do not allow “clearing a room” for events.  There should be no event in the house that would require the furniture to be removed or repositioned. 

  • We provide lounging chairs and a table with seating in the pool area. Please do not bring patio furniture in the house or house furniture onto the patio. 

Appliances

  •  Dishwasher: please use only dishwasher powder or tablets – NOT liquid meant for hand washing dishes.  If you are unsure as to which detergent to use, please ask!  

  • Garbage / Waste Disposal: this is built into the sink  and operated by a  nearby switch. The switch is on the counter on the left side of the sink. Keep Children away from this area.  Never use without a steady flow of water. The unit should be used to dispose of organic material only, i.e. food, meal leftovers etc. No large bones, corncobs or metal, etc.  Also note that you should switch the unit off prior to stopping the flow of water.  Please be careful and adhere to these instructions, as the cost of any repairs due to misuse will be deducted from your security deposit.

  • 2 Coffee Pots:  Keurig (takes standard Keurig pods) and a standard electric drip coffee pot – uses paper filter and ground coffee

  • Oven/ Stove:  electric When using 'broil' as an oven setting remember to leave the oven door open .

  • Refrigerator/Freezer:  side by side full size

  • Dryer:  remove lint from lint trap after each use

  • Washer: Do not overfill. Add liquid detergent or pods to the main drum with the clothes.  Do not pour in spouts.

Front Gate Security

  • If you have a question regarding the community, patrolling, neighbors or amenity hours, you may ask at the front gate.

  • Only registered guests may enter the community after 11pm - check with the gate guard if you have questions. 407-506-8584

Weather

  • As Florida has a Tropical climate, we sometimes experience extreme conditions.  Please pay attention to the local TV and radio stations warning programming. 

  • In rare extreme cases of hurricanes etc.…  please bring all outdoor furniture in to the garage, or you can put all outdoor lounge chairs in the pool to help keep it from becoming a projectile.

No Keys for Bedrooms & Bathrooms

  • Do not lock the door if you are NOT in the room.  There is no key to unlock these doors, and will require you to call for help.   

  • Advise guests and children not to lock the door when they leave the bedroom or bathroom, or if they are unable to unlock from the inside. 

  • Interior doors should only be locked for privacy when you are IN the room.

Electricity

  • Voltage in the United States is 110 volts.  Be sure to use the correct setting on your travel appliances, which must be dual voltage (e.g. hairdryers etc).  The hairdryers and appliances provided within the homes are US voltage. If you need a plug adaptor, these can be purchased in stores such as Walmart.  

Water

  • The water in Florida is safe to drink but can taste slightly chlorinated. 

  • Please do not leave taps running unnecessarily as water supply is metered and expensive. 

Fire Safety

  • FIRE EXTINGUISHERS are in the kitchen under the sink, and upstairs in the hallway utility or service closet.  Please locate the Fire Extinguishers when you arrive to be sure you are prepared if needed.

  • In the event of a fire, call 911

SMOKE DETECTORS

  • The smoke detectors in your vacation home are designed to give early warning of developing fire. The detectors monitor the air – when they sense smoke, they sound a built-in alarm which can provide precious time for you and your family to escape before a fire spreads.

  • PLEASE NOTE: these detectors will NOT alert people who are hard of hearing. 

  • The detectors are all linked together so that a problem in one area will activate all of the detectors.

  • If your smoke detector is constantly beeping, it means the battery is low.  Please call us so we can replace it.

  • FOLLOW FIRE SAFETY RULES & PREVENT HAZARDOUS SITUATIONS:

  •  • Check that matches are completely extinguished before throwing in trash bin, leaving the house or retiring for the night. 

  • Keep matches and lighters away from children. Keep stoves and barbeques grease-free.

  • • Do not allow trash to accumulate.

  • Do not smoke in the house

Toilets

  • To avoid blockages and possible overflow, please do not flush any of the following down the toilet: baby wipes, cotton balls, diapers, personal hygiene products, plastic wrappers, excessive toilet tissue or kitchen paper towels.  

  • If the system appears to be clogged, please try to clear the blockage with the plunger provided, prior to calling for service. Please note that the cost of a maintenance visit due to misuse will be charged to the guest.

Maintenance

  • Please report general maintenance issues during business hours and emergency maintenance problems  immediately. 

  • General inquiries will be responded to during normal office hours (9AM-9PM).

  • In the case of an emergency, we will take care of the problem as promptly as possible. 

  • Do NOT attempt to solve maintenance problems on your own, as it may result in a damage charge to you.

Notice

  • Your vacation home is privately owned, and management reserves the right to refuse service to anyone and to dismiss any persons from this property through causes of property damage or breach of terms and conditions of rental.

  • Management and Homeowner will not be responsible for accidents or injury to guests or for the loss of money, jewelry or valuables of any kind.

Security Deposit

  • Airbnb or VRBO handle Security Deposits according to their current policies.

  • Security Deposit questions should be directed to Airbnb or VRBO, as they handle all payment transactions. 

  • If necessary, the repair or replacement cost of any negligent damage, excess housekeeping or inventory discrepancies will be charged to you.
